Grafenwoehr and Vilseck are both in U.S. Army Garrison Bavaria. They share one locality.

Off-base housing money is OHA, not BAH. Read OHA overseas. More Germany guides are on the Germany page. Ramstein is a different locality.

Housing allowance

• OHA pays rent up to the lease or the ceiling, whichever is less.
• See the rates table for your pay grade.

The Bavaria government-housing page covers who is assigned on post.

• Service members from all branches on PCS orders are assigned to government housing.
• If quarters are not projected within 60 days, the office may issue a certificate of non-availability.
• You then may live off post.
• A sponsor gets one bedroom per dependent, not counting the spouse.
• An expected child can add a bedroom with medical documentation.

• Do not enter a rental contract, written or verbal, before the housing brief.
• Apartments, townhouses, and duplexes are easier to find than free-standing houses.
• Some units are priced above the OHA ceiling.
• Listings are on HOMES.mil under USAG Bavaria.
• An Army advance, through the unit personnel office, can cover the first month of rent.
• It can also cover a security deposit that typically equals two months of rent.

On-base housing

Family housing is at Netzaberg, near Tower Barracks in Grafenwoehr, and at Rose Barracks in Vilseck.

• The garrison has about 1,300 family housing units.
• Buildings are stairwells of three or four floors.
• Units have two to five bedrooms.
• Each unit has a refrigerator, stove, dishwasher, and a U.S.-style washer and dryer.
• There is no air conditioner and no garbage disposal.
• Units have both 220-volt and 110-volt outlets.

Pet rules on the same page:

• No more than two dogs or cats, or a combination, per family-housing unit.
• Exotic pets are prohibited.
• Register a cat or dog with the veterinary clinic within two weeks of arrival, or of getting the pet.

Before you sign

• Report to the housing office before you sign anything off post.
• Ask whether government housing in your bedroom category is projected within 60 days.
• Off-post OHA follows a certificate of non-availability.
• Use the housing-approved rental contract. Entitlements depend on that step.
